centre&ville.+Le+site+est+spectaculaire!+Véritable+oasis+urbaine+offrant+des+vues+splendides+au+cœur+même+du+GRIFFINTOWN,+c’est++
l’endroit+rêvé+pour+se+relaxer,+méditer,+se+promener+ou+faire+du+vélo.+++++

Aperçu(:+Le+projet+Gallery+Lofts+sur+le+Canal+est+un+complexe+de+condominiums+en+trois+phases+qui+se+composera+d’environ+450+
lofts+résidentiels+et+de+divers+locaux+commerciaux.+Les+immeubles+donnant+sur+le+canal+auront+9+étages,+tandis+que+ceux+donnant+
sur+la+rue+Olier+en+compteront+15.+Nous+avons+prévu+un+stationnement+souterrain+et+amplement+d’espace+pour+les+vélos.+Entre+les+
immeubles+des+trois+phases+et+tout+autour+d’eux,+un+réseau+piétonnier+donnera+aisément+accès+aux+rues+avoisinantes+et+à+la+piste+
cyclable.+ Ce+ village+ dynamique+ magnifiquement+ paysagé+ sera+ agrémenté+ de+ fontaines+ et+ de+ places+ où+ se+ détendre,+ admirer+ le+
paysage+et+observer+ce+qui+se+passe+tout+le+long+du+Canal!+La+Phase+1+sera+située+dans+la+partie+la+plus+occidentale+du+site,+tandis+
que+ les+ Phases+ 2+ et+ 3+ seront+ plus+ à+ l’est,+ vers+ la+ rue+ Square+ Gallery.+ Ce+ dernier+ va+ être+ transformé+ de+ style+ place+ publique+ et+
aménagés+de+cafés+et+de+restaurants+avec+terrasses+extérieures.+

Architecture(:+Nous+avons+voulu+évoquer+et+préserver+le+caractère+industriel+du+canal+de+Lachine.+Griffintown+occupe+une+place+
très+ particulière+ dans+ l’histoire+ de+ notre+ ville+ et+ nous+ avons+ cherché+ à+ rappeler+ son+ passé+ dans+ le+ choix+ des+ divers+ éléments+ de+
design+:+de+la+brique+d’une+couleur+particulière,+de+l’acier+et+d’immenses+fenêtres+de+style+industriel.++
+
Style+de+vie+:+Nous+avons+prévu+vous+offrir+des+salles+d’exercices,+de+yoga+et+de+spa+(Phase+1),+pour+que+vous+puissiez+vous+garder+
en+forme,+ainsi+que+des+terrasses+sur+les+toits+(avec+barbecues)+(Phase+1+et+3),++ainsi+qu’une+piscine+où+vous+pourrez+vous+détendre,+
décompresser+et+passer+de+bons+moments+en+famille+ou+entre+amis!+

Le+ design+ d’inspiration+ post&industriel+ nous+ a+ amenés+ à+ concevoir+ des+ espaces+ de+ vie+ en+ aires+ ouvertes+ plutôt+ que+ des+ condos+
traditionnels.+ En+ plus+ de+ choisir+ de+ dénuder+ le+ plus+ possible+ les+ plafonds+ et+ les+ colonnes+ et+ d’opter+ pour+ d’immenses+ fenêtres+
coulissantes+plain&pied,+nous+avons+adopté+une+approche+franchement+avant&gardiste+en+matière+de+design+des+lofts.+Dans+chaque+
unité,+nous+avons+cherché+à+agencer+les+composants+intérieurs+au+périmètre+des+murs+mitoyens+en+privilégiant+le+plus+possible+la+
fluidité+et+l’harmonie.+Pour+y+parvenir,+nous+avons+fait+de+ces+composants+intérieurs+de+merveilleux+ouvrages+d’ébénisterie.+Non+
seulement+nos+cuisines+sont+équipées+d’armoires,+de+comptoirs+et+d’îlots+admirablement+coordonnés+par+des+designers,+mais+nous+
offrons+également+des+chambres+à+coucher+et+des+salles+de+bain+qui+se+distinguent+par+des+murs+recouverts+de+feuilles+de+bois+et+
de+superbes+portes+encloisonnées.+Nos+chambres+à+coucher+et+nos+salles+de+bain+incluront+aussi+des+placards+et+des+ensembles+de+

Montagne,+ just+ west+ of+ the+ Wellington+ Bridge,+ between+ the+ Atwater+ Market+ and+ Old+ Montreal,+ minutes+ by+ foot+ from+
downtown.+The+site+is+outstanding.+It+is+a+veritable+urban+oasis+in+the+heart+of+GRIFFINTOWN:+a+place+to+relax,+to+meditate,+
to+enjoy+beautiful+views,+to+go+for+walks+and+bike+rides.+++

Overview:+Gallery+Lofts+sur+le+Canal+is+a+3&phase+condominium+development+that+will+comprise+about+450+residential+lofts+
and+several+commercial+spaces.+The+buildings+will+rise+to+9+stories+on+the+Canal+and+15+stories+on+Olier+Street.+We+will+have+
underground+ parking+ and+ ample+ storage+ space+ for+ bicycles.+ Between+ and+ around+ the+ three+ phases+ will+ be+ a+ pedestrian+
village,+ offering+ easy+ access+ to+ the+ surrounding+ streets+ and+ the+ bike+ path.+ This+ dynamic+ village+ will+ be+ beautifully+
landscaped+and+will+include+fountains+and+places+to+relax+and+to+take+in+the+activity+along+the+canal.+Phase+1+will+be+situated+
on+the+westernmost+portion+of+the+site+and,+for+Phases+2+and+3,+we+will+move+eastward+toward+Gallery+Square.+The+latter+
will+be+transformed+into+a+piazza&like+setting+that+will+include+cafes+and+restaurants+with+outdoor+seating+areas.+

Design) Inspiration:+ We+ have+ aimed+ architecturally+ to+ evoke+ and+ preserve+ the+ industrial+ heritage+ of+ the+ Lachine+ Canal.+
Griffintown+occupies+a+very+particular+place+in+the+history+of+our+city+and+we+have+sought+to+reflect+this+in+specific+design+
choices+including:+the+colour+of+our+brick,+the+use+of+steel+detailing,+and+large+industrial&style+windows.++
+
Lifestyle:+ We+ will+ offer+ fitness,+ yoga+ and+ spa+ facilities+ (Phase+ 1)+ to+ allow+ you+ to+ attend+ to+ your+ well&being+ and+ rooftop+
terraces+with+BBQ+facilities+(Phases+1+and+3)+and+a++roof+top+swimming+pool+(Phase+2)+to+relax,+kick+back+and+enjoy+good+
times+with+friends+and+family.+

Our+ post&industrial+ design+ inspiration+ led+ us+ to+ conceive+ of+ our+ living+ spaces+ as+ lofts+ rather+ than+ as+ traditional+ condo+
apartments.+In+addition+to+choosing+to+expose+our+concrete+ceilings+and+columns+as+much+as+possible+and+to+provide+large+
floor&to&ceiling,+sliding+window+systems,+we+are+excited+about+offering+a+distinctive+approach+to+loft+design.+We+sought+as+
much+as+possible+to+have+the+interior+components+of+our+lofts+float+and+seamlessly+interconnect+within+the+four+perimeter+
demising+walls+of+our+units.+In+order+to+achieve+this,+these+interior+components+are+built+of+custom&fabricated+millwork.+Not+
only+ do+ we+ offer+ designer&coordinated+ kitchens+ comprising+ cabinets,+ counters,+ and+ islands,+ we+ also+ offer+ bedrooms+ and+
bathrooms+whose+walls+are+made+of+wood&veneer+panels+with+engineered+pocket+doors+that+slide+into+the+wall+systems.+In+
addition,+our+bedrooms+and+bathrooms+will+include+beautifully&finished+millwork+closets,+drawers+and+shelving+units.+The+
result+is+a+loft+that+is+unusually+airy,+visually+sleek,+and+efficiently+conceived.++And+there+will+be+four+variations+of+color+and+
material+for+Buyers+to+choose+from.+

The+Buyer+will+be+able+to+see+the+model+unit+just+prior+to+the+signing+of+the+preliminary+contract.+This+unit+is+currently+under+
construction+at+the+Gallery+Sales+office+and+should+be+completed+within+the+next+few+weeks.++

There+will+be+variations+in+the+layout+and+millwork+for+each+of+the+two+ceiling+heights.+These+differences+will+be+reflected+on+
plans+that+will+be+provided+at+the+signing+of+the+preliminary+contract.+
All+powder&rooms+shown+on+the+plans+for+the+1+and+1++units+are+optional+and+available+at+an+additional+cost+of+$5,000.+If+
this+option+is+not+taken,+then+a+utility+closet+of+the+same+size+is+offered+at+no+additional+cost.+
