The entire reno vatio n pro ject fo r the residential building at 11 Príncipe de Vergara street is based o n three key issues:
- patrimo nial and heritage respect, and special admiratio n fo r the o riginal 19 13 pro ject designed by mo dernist architect
Eugenio Fernández Quintanilla
- creatio n o f unique and so phisticated spaces with all the features that a XXIth century ho me shall o ffer
- and special attentio n paid to peo ple (bo th users and third parties), enviro nment and energy efficiency
A pro o f o f that is the recuperatio n o f o riginal materials and shapes, the co mbinatio n o f spatial and o pen ro o ms, the big and
effective iso latio n systems applied to windo ws, façades, ro o fs and flo o rs, the extrao rdinary gardened areas and the
accessibility o f all the gro und flo o r spaces.

to reach these three main go als: respect fo r the o riginal building, creatio n o f so phisticated and unique spaces, and
sustainability o f the who le interventio n and life cycle.
De script io n archit e ct urale : Everyo ne who has dealed with the reno vatio n o f a listed building like this, has co nfro nted a
lo t o f difficulties in o rder to achieve the requirements and needs o f a XXIth century familiy. The're hard legal restrictio ns to
prevent damages to the cultural values o f this kind o f buildings. Nevertheless the develo per and the architects' team fo und this
issues as an extra mo tivatio n to design a highly energy efficient building with great cuts o f energy co nsumptio n values.
Fo r example at the façades the interventio n had to be based o n a lo ng search o f the best insulatio n o ptio ns fo r the interio r
layer, o n the co nstructio n and design o f new do o rs and windo ws based o n the o riginal design and with the o riginal materials
but with great insulatio n values; and o n the inclusio n o f high perfo rmance glass types.
The accessibility o f all the gro und flo o r spaces was also a go al to achieve so that everyo ne can enjo y the great to ur thro ugh
the green spaces that ends at the huge vertical garden o f the rear co urt. This "presence o f the green" makes the building a
living o rganism.

characteristict o f the building façades (bo th interio r and exterio r) are law pro tected. Because o f this all the envelo pe
insulatio n effo rts have been co ncentrated in the interio r layers o f the envelo pe: - There's a new multilayered reflective
material. It wo rks with the dry wall pro files in o rder to create a very effective clo sed air chamber - There are new timber
carpentries with the o riginal design in o rder to make them able to carry insulated glazing (with air o r argo n chamber
depending o n the cases) - The ro o f has been designed with a XPS 12cm. thick layer - And the gro und flo o r has been
co nstructed o ver a cavity system basis that creates a clo sed air chamber. In additio n there is also a MDF bo ard plus a
ro ckwo o l layer. As a result o f this co nstructive systems we have reached the fo llo wing remarkable data fo r this latitude: U
