Description
In the central Ardèche, 15km from A7 motorway, 7km from Privas. Gîte La Source, adjoining owner's home on property in peaceful, unspoilt
setting. Leisure area with wooden swimming pool (6m diam) overlooking hamlet with fine panoramic views of Monts d'Ardèche. Private garden,
various games, free tennis (2km). Very comfortable gîte on 2 levels: lounge (books, games, exposed stone walls – cool in summer, warm in
winter at fireside), living room with kitchen area, master bedroom, 2nd bedroom (double bed, single bed), bathroom, WC. Linen supplied. Pets
allowed except in July/August (more info. on property details). Ideal for exploring the varied scenery of the Ardèche, its traditional villages,
natural and cultural sights. Lots to see and do. Glass of wine and nibbles on arrival.
Getting to the gîte
Depuis A7, Sortie n°16 : Loriol/Privas, direction Privas. Au Pouzin, prendre direction Aubenas/Privas D104 et faire 7 km. Traverser et sortir de
Flaviac sur la D104. Après le panneau DDE FLAVIAC barré, continuer 500m, rouler lentement car le panneau n'est pas visible de loin. Tourner
à droite au panneau vert Gîtes de France. Petite route montante sur 2 km. A Léouze, prendre la voie sans issue et traverser le hameau sur
100m.Le gîte est 50 m après le passage étroit. Depuis Privas : Direction Valence et faire 7 km sur D104. Avant le centre de Flaviac, au quartier
Paradis, prendre à gauche en Y. Suivre Léouze et panneaux Gîte Rural pendant 2 km. Petite route montante sur 2 km. A Léouze, prendre la
voie sans issue et traverser le hameau sur 100m.Le gîte est 50 m après le passage étroit.

Useful information
Swimming pool on-site :
(unsupervised swimming). Swimming pool generally open June to September: check with owners for precise times. Swimming pool made
available to the number of people specified on rental contract; use of pool by people not staying in the property is not allowed without the
owners’ prior agreement.
Blankets and/or quilts provided. Kitchenware provided.
Services charges :
Cost of heating, electricity, firewood is not included in the rent unless this is specifically stated in property details. 8 kWh electricity/day are
always included in the rent: cost of consumption over and above this must be paid to owner (meter read on arrival and departure).
Exceeding capacity of property :
The capacity of the property must not be exceeded (including children over 2). If their prior agreement has not been secured, owners can
refuse additional people; owners may accept them in return for an extra payment.
Tenant responsible for cleaning :
Cleaning is the tenants’ responsibility during and at the end of their stay; the property must be left in a clean and proper condition. If this is not
the case a charge may be made for cleaning. Equally, tenants can insist on further cleaning on arrival if they consider that the property is not
sufficiently clean.
