REVISITING A PARISIAN CONCEPT ENTRETIEN UNE CONCEPTION PARISIENNE REVISITÉE AVEC JEAN-MICHEL WILMOTTE Quel est le contexte qui vous a inspiré pour concevoir ce projet ? Notre première source d’inspiration a été le site, sa topographie, son histoire. Un site multifacette, avec le passage de la Seine, le grand boulevard Valin et son nouveau tramway, le square Sarrabezolles… QU4DRANS s’inscrit dans une grande pièce urbaine parisienne à proximité du périphérique, et en relation directe avec l’héliport. C’est l’un des derniers sites sur ce que j’appelle la « transversale de la Seine » : le long du ≥4 fleuve se déroule un chapelet d’événements architecturaux, contemporains ou anciens, qui commence à Bercy, se poursuit avec l’Institut du monde arabe, le Louvre, la gare d’Orsay, le musée du quai Branly et se termine ici, avec le programme QU4DRANS, intégré au projet du « Pentagone à la française ». — Comment s’articule QU4DRANS dans son environnement ? Nous sommes sur un site militaire historique : l’armée de l’Air et le ministère de la Marine y occupaient autrefois des bâtiments. Une partie de cet espace, dont l’ancien bâtiment Perret qui sera rénové, est réservée au ministère ; l’autre, dénommée QU4DRANS, est destinée aux immeubles de bureaux. Culminant jusqu’à sept étages, QU4DRANS sera ainsi la proue de cette pièce urbaine, le début d’un grand assemblage mosaïque. Ce projet est un événement architectural majeur dans Paris. — Comment défi niriez-vous l’identité de ce projet ? Nous voulions proposer une façon différente d’envisager les bureaux. Nous avons conçu ce projet comme un ensemble de quatre îlots, qui s’assemblent autour d’un vaste jardin intérieur, pour créer un esprit de campus. C’est un projet architectural particulier : les constructions n’occupent que la moitié de la surface totale, ce qui est inédit dans Paris. — Pourquoi une place si importante accordée aux espaces verts ? Je ne peux pas envisager un bâtiment sans son accompagnement végétal. Il faut penser un paysage dans lequel on va vivre, travailler, rêver… et être heureux d’arriver chaque matin ! « QU4DRANS se présente comme un cadran solaire, avec quatre bâtiments, Est, Sud, Nord et Ouest, qui reçoivent et réfléchissent la lumière tout au long de la journée, dans un mouvement permanent d’ouverture vers l’extérieur. » “QU4DRANS is like a sundial, with four buildings: East, South, North and West, which receive and reflect light all day long and are permanently open to the outside world.” ≥5 Quelles sont les principales caractéristiques architecturales de ces bâtiments ? La composition en îlots est caractéristique des constructions parisiennes traditionnelles, comme les hôtels particuliers rectangulaires avec leurs cours intérieures. À la différence que, dans notre projet, les bâtiments prennent des formes géométriques pliées, déformées comme dans un origami. Tous sont ouverts vers l’extérieur, grâce à d’amples et nombreuses traversées visuelles. Loin d’être une forteresse le long du périphérique, le projet se présente comme un campus ouvert sur la ville. — La lumière occupe une place centrale dans votre conception : pouvez-vous nous en parler ? Différents éléments contribuent à la valorisation de la lumière : la conception à double hauteur des halls d’entrée, les étages supérieurs totalement vitrés, la disposition des meneaux sur les façades, les matériaux réfléchissants et métallisés. Tout concourt à accompagner le mouvement du soleil tout au long de la journée. Ce sera une source de bien-être pour Our first source of inspiration was the site itself; its topography and history. QU4DRANS forms part of a major Parisian urban area near the périphérique (beltway), and directly connected to the heliport. It’s one of the last sites on what I call the “Seine transversal”: along the river there’s a string of contemporary or historic architectural events that begins at Bercy, continues with the Institut du Monde Arabe, the Louvre, the Gare d’Orsay, the Musée du Quai Branly, and ends here with the QU4DRANS scheme, which forms part of the “French Pentagon” project. — How does QU4DRANS relate with his environment? We’re working on a historic military site: the Air Force and Navy once occupied buildings here. Part of this space, including the former Perret building which will be renovated, is set aside for the Ministry; the rest, named QU4DRANS, is to be used for office buildings up to seven stories high. QU4DRANS will be the flagship of this urban area and the first piece in a large mosaic. The project is a major architectural event in Paris. — How would you defi ne the identity of the project? We wanted to offer a new way of thinking about offices. We designed the project as a group of four “islands” arranged within a large garden, to create the feel of a campus. It’s an unusual architectural project: the buildings only occupy half of the total ground area, which is something quite unique in Paris. — Why do the green areas take up so much space? I can’t think about a building without thinking about the plants that go with it. You have to think about a landscape people are going to live in, work in, dream in... and where they’ll be happy to arrive every morning! — What are the main architectural features of these buildings? Traditional Parisian buildings such as the rectangular hôtels particuliers (urban mansions) take the form of blocks (known as îlots or “islands”) arranged around inner courtyards. Our project is different in that the buildings have folded, distorted, origami-like geometric shapes. They are all open to the outside thanks to a number of large gaps providing views across the entire development. Far from being a fortress on the edge of the beltway, the scheme is like a campus open to the city. — Light plays a central role in your design: can you comment on this? Various features help us to use light effectively: the double-height lobbies, the entirely glazed upper floors, the arrangement of the mullions on the façades, and the reflective metallic materials. All this contributes to a sense of following the movement of the sun as the day progresses. This will be a source of wellbeing for everyone who has the pleasure of working in and walking around this neighborhood. On a practical level, the complex will provide as much natural light as possible, and we are using the most economical lighting, air conditioning and energy sources available. In a nutshell, this is a project for our generation, worthy of the realities and ambitions of our time. QU4DRANS: offi ces in a large landscaped park in the center of Paris. ≥ 29 UN ESPACE OFFERT, UN JARDIN PARTAGÉ INTERVIEW WITH FRANÇOIS NEVEUX LANDSCAPE DESIGNER A PUBLIC AREA, A SHARED GARDEN Quelle est la première question qui se pose dans la conception d’un espace paysager ? La conception d’un espace paysager est régie par son usage. Selon que le lieu est destiné à un usage privé, familial, ou à un usage public, la démarche n’est pas la même. Pour QU4DRANS, nous avons conçu à la fois un jardin où l’on peut s’installer et un espace que l’on peut traverser. Ces deux fonctionnalités doivent se chevaucher sans jamais entrer en conflit l’une avec l’autre. L’espace paysager n’est pas un simple décor, c’est un moyen pour que la vie s’installe : celle des gens qui vont y travailler, celle de ceux qui vont simplement y passer. Nous avons cherché à créer un espace offert, un jardin partagé. — Quelles ont été vos idées directrices pour l’aménagement paysager de QU4DRANS ? Nous avons travaillé de concert dès le départ avec l’architecte JeanMichel Wilmotte. Il en a émergé une sorte de direction commune, un grand geste vert pour l’ensemble ≥ 30 des projets sur le site de Balard. Pour QU4DRANS, le projet architectural a été conçu comme un campus urbain : quatre bâtiments inscrits dans un espace vert de 1,3 hectare. La conception paysagère a développé le même maillage de fonctionnalités qu’un campus. Le jardin est traversé par le plus grand nombre possible d’allées, composant le chemin le plus court entre deux bâtiments, et vers les accès extérieurs. Il est ce qui crée du lien entre les bâtiments mais aussi avec l’environnement extérieur. Nous nous sommes servis du végétal comme d’un matériau pour créer de la continuité. — Quelle est la perception recherchée pour les passants et les usagers ? Quelle que soit la hauteur des bâtiments, la création d’un univers paysager est guidée par le regard du piéton, entre 1 et 4 mètres. L’objectif est que le piéton ne perçoive pas la taille de l’espace dans lequel il évolue : de 500 m2 à plusieurs hectares, l’échelle humaine reste le premier repère. Dans cette optique, nous avons installé une trame de pleins et de vides, d’îlots et de patios, de jeux de transparence, de degrés différents d’intimité. Sur le plan vertical, nous avons composé par strates, en jouant avec trois niveaux de végétation : une première strate basse intègre des herbacées, vivaces et caduques ; la strate moyenne des arbrisseaux et arbustes ; la strate haute des arbres et des éléments « graphiques », lampadaires et statues. Chaque strate comporte des vivaces et des caduques pour rythmer les saisons. En revanche, depuis l’extérieur du site, en voiture par exemple, on percevra surtout un « nuage vert » qui constituera un élément fort d’attractivité. — What’s the first question that arises when you’re designing a landscaped area? Landscape design is governed by how people are going to use the area. The approach varies according to whether the place is intended for private, family or public use. For QU4DRANS, we designed both a garden you can sit in and an area you can walk across. These two functions must overlap but never conflict with one another. A landscaped area is never just a backdrop, it’s a setting for human activity: for the people who are going to work there, and for folks who are just passing through. We’ve tried to create a public area that’s like a shared garden. — What were your main ideas for landscaping QU4DRANS? From the beginning we worked alongside the architect, Jean- Michel Wilmotte. What emerged was a shared objective: a large green area for all the projects on the Balard site. For QU4DRANS, the architectural project was designed like an urban campus: four buildings in a 1.3 hectare park. The landscape design created the same functional interactions as a campus. The garden is crisscrossed by as many pathways as possible, forming the shortest distance between two buildings and between the buildings and the entrances to the complex. It’s what connects the buildings, but it also links them to the outside environment. We used plants and trees to create a sense of continuity. — « Le projet QU4DRANS réserve la moitié de ses emprises au parc paysager : c’est un signal fort sur l’utilité de l’espace vert dans Paris. » What kind of perception do you want visitors and users to have? However tall the buildings are, the process of creating a landscaped environment is determined by the viewpoint of the pedestrian, between 1 and 4 meters. The aim is that the pedestrian should not perceive the size of the space he’s walking through: from 500 square meters to several hectares, human scale remains our primary reference point. To achieve this, we’ve laid out a pattern of occupied and empty spaces, islands and patios, playing with ideas of transparency and different levels of intimacy. Working from the ground up, we proceeded in layers using three levels of vegetation: the lower level features herbaceous plants, annuals and deciduous species; the middle level is made up of bushes and shrubs; and the top level consists of trees and “graphic” elements such as lampposts and statues. Each level has deciduous and evergreen plants so that the garden is attractive in all seasons. Pour chaque immeuble, raccordement au réseau ERDF via un poste de transformation privatif pour la partie bureaux et un poste de transformation privatif pour le restaurant d’entreprises. Lobbies have balanced ventilation with a reversible AC unit per floor. ≥ ISS Each building has a fully ISS system. ≥ Air treatment ≥ Access control Fresh air is supplied to the offices via high-performance air treatment units with filters and pre-heating or cooling according to external conditions on the basis of 30 cu.m. per hour per person. Badge readers and intercom at main exterior and interior access points and in the lobbies for access to the offices (turnstiles). On each floor, provision has been made for installing access control systems at the entrance to each group of offices. ≥ Thermal performance Summer: 26 °C (+/- 1 °C) with outside temperature up to 32 °C. ≥ Security Winter: 19 °C (+/- 1 °C) with outside temperature up to - 7 °C.
