UBS «Sima» führt vom 22. bis 30. April 2010 eine Kapitalerhöhung im Bezugsverhältnis 1:7 durch. Die Kapitalerhöhung mit einem Volumen von rund CHF 530 Mio. ist die erste für UBS «Sima» seit 2002. Der Erlös aus der Transaktion fliesst zum überwiegenden Teil in acht laufende Bauprojekte in den Regionen Genf, Lausanne, Bern, Zürich und Basel, die ein Gesamtvolumen von rund CHF 540 Mio. aufweisen. Aufgrund des gegenüber dem Vorjahr um 0.7% gesteigerten Nettoinventarwertes beträgt der Emissionspreis CHF 75.60. UBS «Sima», der grösste kotierte Schweizer Immobilienfonds, bekräftigt mit dieser Kapitalerhöhung seine führende Position und legt die Basis für das künftige Wachstum des Portfolios in allen Wirtschaftszentren der Schweiz. Damit wird UBS «Sima» auch künftig sowohl aus geografischer als auch aus nutzungsbezogener Sicht den gesamten schweizerischen Immobilienmarkt abbilden. Das Portfolio von über 350 Liegenschaften ist optimal diversifiziert und sorgt für eine stabile und nachhaltige Entwicklung des Fonds. UBS «Sima» Im vergangenen Jahr konnte UBS «Sima» die Grösse seines Portfolios auf CHF 5.5 Mrd. ausbauen. Durch die Akquisition von Bestandesliegenschaften und Neubauprojekten wurde das Portfolio noch breiter diversifiziert und die Fremdfinanzierungsquote erhöhte sich auf 24.9%. Aufgrund des vorliegenden Resultates wird die Ausschüttung auf neu CHF 3.25 pro Anteil erhöht. Die positive Entwicklung im Bestandesportfolio sowie erfolgreiche Sanierungs- und Neubauprojekte führten dazu, dass der Nettoinventarwert pro Anteil um 0.7% gesteigert und eine Anlagerendite von 5.0% erzielt werden konnte. UBS «Swissreal» Trotz des schwierigen gesamtwirtschaftlichen Umfelds im Geschäftsjahr 2009 hat sich UBS «Swissreal» sowohl auf Produkt- als auch auf Portfolioebene positiv entwickelt. Die Mietzinseinnahmen stiegen um 36% auf CHF 67.5 Mio. an und der Marktwert sämtlicher Liegenschaften erhöhte sich um 9% auf CHF 1.13 Mrd. Die Performance erreichte im Berichtsjahr sehr gute 28,5% und das Agio lag per Jahresende bei 11,3%. Die Zunahme des Nettoinventarwerts um 1,3% führte zusammen mit der Ausschüttung zu einer Anlagerendite von 5,6%. Die Ausschüttung konnte auf CHF 2.60 erhöht werden. UBS «Foncipars» UBS «Foncipars» erzielte im Geschäftsjahr 2009 eine sehr erfreuliche Performance von 18,3%. Nach den Turbulenzen an den Kapitalmärkten im Jahr 2008 hat sich der Börsenkurs wieder erholt und stieg von CHF 63.00 auf CHF 72.15. Trotz des schwierigen Marktumfeldes ist das Nettofondsvermögen des Fonds um rund 0,8% gestiegen. Eine Besonderheit dieser Wohnungen, welche im Frühjahr 2011 bezugsbereit sein werden, ist die direkte Verbindung mit Lift zum Einkaufszentrum, zu den Restaurants und zur Garage. Akquisition eines Hochhausprojektes am Riehenring in Basel UBS «Sima» hat im März 2010 die bestehenden Liegenschaften der Warteck Invest am Riehenring / Drahtzugstrasse / Clarastrasse in Basel erworben. Die Eigentumsübertragung findet im 3. Quartal 2010 statt, über den Kaufpreis wurde Stillschweigen vereinbart. Ziel ist es, ein Hochhausprojekt im Sinne des Wettbewerbsergebnisses von 2007 zu entwickeln. Sacheinlagen in Immobilienanlagestiftungen sind weiterhin im Trend Eine repräsentative Umfrage der KGAST (Konferenz der Geschäftsführer von Anlagestiftungen) hat erstmals gezeigt, dass seit 2002 Sacheinlage-Transaktionen im Umfang von rund CHF 4.9 Mrd. getätigt wurden. Die Mehrheit der Befragten geht auch in Zukunft von steigenden Volumina aus. Das erwartete jährliche Transaktionsvolumina an Sacheinlagen wird in den nächsten fünf Jahren auf rund CHF 500 Mio. p.a. geschätzt (letzte fünf Jahre: CHF 384 Mio. p.a.). L'évolution positive du portefeuille et la réussite de projets d'assainissement et de constructions nouvelles ont permis d'accroître la valeur nette d'inventaire de 0,7% et d'obtenir un rendement total de 5%. UBS «Swissreal» Malgré un environnement économique global difficile en 2009, UBS «Swissreal» a connu une évolution positive, tant au niveau des produits que du portefeuille. Les revenus locatifs ont augmenté de 36% pour atteindre CHF 67,5 mio. et la valeur de marché de tous les immeubles s'est accrue de 9%, à CHF 1,13 mrd. Pendant l'année sous revue, la performance a atteint l'excellent niveau de 28,5%, l'agio s'établissant à 11,3% en fin d'exercice. Les apports en nature à des fondations de placement immobilier restent au goût du jour Un sondage représentatif de la CAFP (Conférence des Administrateurs de Fondations de Placement) a montré pour la première fois que, depuis 2002, des transactions d'apport en nature d'un montant approximatif de CHF 4,9 mrd. avaient été réalisées. La majorité des personnes interrogées prévoit une augmentation des volumes à l'avenir. The capital increase, with a volume of roughly CHF 530m, is the first for UBS «Sima» since 2002. The portfolio became even more broadly diversified through the acquisition of existing properties and new construction projects, with a gearing ratio of 24.9%. The distribution payout will now be increased to CHF 3.25 per share, based on the current results. The positive performance of the existing portfolio as well as successful renovation and new construction projects paved the way for a 0.7% increase in net asset value per share and a return on investment of 5.0%. UBS «Swissreal» Despite the difficult overall economic environment in financial year 2009, UBS «Swissreal» turned in a positive performance at the product as well as portfolio level. Rental income surged by 36% to CHF 67.5m, while the aggregate market value of all properties increased by 9% to CHF 1.13bn. The apartments will be ready for occupancy in spring 2011 and feature a distinctive direct connection via elevator to the shopping center, restaurants and garage. Acquisition of a high-rise building project located at Riehenring in Basel In March 2010, UBS «Sima» acquired the existing properties of Warteck Invest located at Riehenring / Drahtzugstrasse / Clarastrasse in Basel. Investments in real estate investment trusts still popular A representative survey conducted by the Conference of Investment Foundation Managers (KGAST, Konferenz der Geschäftsführer von Anlagestiftungen) has revealed for the first time that transactions in real estate investment trusts amounting to roughly CHF 4.9bn have been carried out since 2002. The lion’s share of respondents anticipates rising volumes in the future as well. The expected transaction volume in such assets in kind is estimated at around CHF 500m p.a. for the next five years (versus CHF 384m p.a. for the past five years).
