Ian acts for purchasers and vendors of commercial real estate, including advising on
ownership structure, negotiating and drafting purchase agreements, options to
purchase and other principal agreements, advising on due diligence issues and
undertaking closing matters.
Ian acts for lenders and borrowers with respect to all types of real estate financings,
including acquisition financing, construction financing and structured development
finance.
Ian advises landlords and tenants in all aspects of commercial leasing, including
drafting standard form leases, negotiating and reviewing ground leases, leases,
subleases and licences and advising on landlord-tenant disputes.
Ian also advises owners and developers with respect to rezoning, subdivision and other
local government approvals and with respect to issues under the Land Title Act, the
Property Transfer Tax Act, the Strata Property Act and the Real Estate Development
Marketing Act.
Prior to joining Borden Ladner Gervais LLP, Ian practised real estate law with a leading
global law firm in New York City.
REPRESENTATIVE WORK
Commercial Real Estate Transactions

Acted for the purchaser in a $36 million acquisition of a port-related
logistics facility located on Port Metro Vancouver lands.

Acted for the vendor in the disposition of a portfolio of properties
comprising 12.5 acres surrounding a SkyTrain station in Burnaby, British
Columbia. The $111 million sale included vendor take-back financing of
$70 million.

Acted for the purchaser in a $113 million acquisition and financing of a

portfolio of office and industrial properties in British Columbia and
Ontario.

Acted for the purchaser in a $148 million acquisition of a 317,000 square
foot mixed-use development in Langley, British Columbia that
incorporates entertainment, retail and office space as well as rental multifamily residential units.

Represented a major pension fund with respect to a three party
exchange of co-ownership interests and a re-organization of coownership structures in two office towers in downtown Vancouver and a
multi-building office complex in Mississauga, Ontario.
Real Estate Lending

Act for an international real estate development firm in respect of its
structured development lending program in British Columbia.

Regularly act for lenders and borrowers with respect to acquisition
financings, re-financings and construction loans.
Commercial Real Estate Leasing

Acted for the landlord of a 545,000 square foot logistics facility to prepare
standard form lease documentation and to negotiate and advise on the
initial lease up of the facility.

Counsel to a national wireless telecommunications company in respect of
all British Columbia real estate matters, including advising on the
acquisition and disposition of leasehold, right of way and other real
property interests on both private and public lands.

Counsel to a short-line railway in respect of leasing matters and
numerous other types of land-use and operating agreements.
