D’APPROBATION D’UN PLAN D’IMPLANTATION ET D’INTÉGRATION
ARCHITECTURALE D’UNE NOUVELLE CONSTRUCTION
ET POUR UNE DEMANDE DE DÉROGATION MINEURE
CONVOCATION :
Veuillez prendre avis qu’une assemblée publique de consultation sera tenue le mercredi 22 juin
2016, à compter de 19 h, à la salle du conseil au 55, avenue Argyle, Saint-Lambert, pour un
projet de construction sur les terrains actuellement occupés par les bâtiments sis au 652-670,
avenue Victoria.
Ce projet impliquant la préservation de la maison « Wickham » sise au 652, avenue Victoria et la
démolition des constructions portant les numéros civiques 662 à 670, avenue Victoria, doit être
traité en plusieurs volets, soit :



L’acceptation d’un projet de plan d’implantation et d’intégration architecturale (P.I.I.A.)
pour l’insertion d’une nouvelle construction;
La demande de dérogation mineure, pour la hauteur du bâtiment; et
La démolition des bâtiments au 662 et 670, avenue Victoria.
Lors de la rencontre du 22 juin, le projet sera expliqué et les personnes ou organismes qui
désirent s’exprimer sur les différents volets du projet pourront être entendus.
Lors de la séance ordinaire du 4 juillet, tenue au 55, avenue Argyle, à compter de 19 h 30, le
conseil municipal se prononcera sur le projet de P.I.I.A. et la demande de dérogation mineure
de la nature suivante :

La demande vise l’obtention d’une dérogation mineure pour permettre la construction
d’un nouveau bâtiment mesurant 12 mètres de haut, pour la majeure partie du
bâtiment, et de 12,5 mètres de haut, pour la partie du bâtiment comportant un parapet
décoratif, alors que la grille des spécifications du Règlement de zonage numéro 2008-43
indique que la hauteur maximale d’une construction doit être de 11 mètres dans la zone
CA-1.

ON A REQUEST FOR APPROVAL OF THE SITE AND ARCHITECTURAL INTEGRATION PLAN (SAIP)
FOR THE CONSTRUCTION OF A NEW BUILDING AND ON A REQUEST TO OBTAIN A MINOR
EXEMPTION
NOTICE TO ATTEND
Please be advised that a public consultation meeting will be held on Wednesday, June 22, 2016
at 7 p.m. in the Council Chamber at 55 Argyle Avenue, Saint-Lambert, for a construction project
on the lots presently occupied by the buildings located at 652-670 Victoria Avenue.
This project, which would see the preservation of the “Wickham” house, located at 652 Victoria
Avenue and the demolition of the buildings at 662 to 670 Victoria Avenue, must be processed in
several stages, namely:



The acceptance of a site and architectural integration plan (SAIP) project for the
insertion of a new construction;
The request for a minor exemption, for the height of the building; and
The demolition of the buildings at 662 and 670 Victoria Avenue.
At the June 22 meeting, the project will be presented and persons or organizations wishing to
make their views known concerning the different stages of the project will be heard.
At the regular sitting to be held on July 4 at 55 Argyle Avenue, at 7:30 p.m., City Council will rule
on the SAIP project and the request for a minor exemption, as follows:

The request is to obtain a minor exemption to allow the construction of a new building
measuring 12 metres high for the majority of the building and 12.5 metres high for the
part of the building with a decorative parapet, whereas the table of specific provisions in
Zoning by-law 2008-43 stipulates that in zone CA-1, the maximum height of a building
must be 11 metres.
