- It is the policy of the community to locate the new industrial uses in the Scoudouc
Industrial Park or in areas developed for this purpose. / La communauté a pour principe de situer les

Proposals / Propositions
- It is proposed that industrial uses that could constitute a nuisance to their neighbours shall
be permitted uses in the Scoudouc Industrial Park only. / Il est proposé que les usages industriels
pouvant constituer une nuisance aux voisins ne soient permis que dans le parc industriel de Scoudouc
- It is proposed that new industrial uses that may pose a moderate or an important impact
on the environment shall be authorized subject to an agreement pursuant to section 39 of

6(1) In an I zone, any land, buildings or structures may be used for the purposes of, and for no other

6(3) The area in front of the main building shall be fully landscaped within one year of the
commencement of the structures and can include grass, trees, shrubbery, climbers and creepers, paths
and pedestrian walkways. / Un aménagement paysager doit être fait a l'avant du bâtiment principal et
complété dans une période d'un an a partir du début des constructions et il peut comprendre un gazon,
des arbres, un massif d'arbuste, des plantes grimpantes ou rampantes, des sentiers et des chemins

DTI and Scoudouc Industrial Park administration have been consulted for this project. / Le ministère des
Transports et de l’Infrastructure et la direction du Parc industriel de Scoudouc ont été consultés dans le
cadre de ce projet.
Discussion
Charles Landry representing Allout Mechanical Ltd. came to apply for a development and building
permit on the property on April 28th, 2016 for a manufacturing establishment. / Charles Landry,
représentant de Allout Mechanical Ltd., est venu faire une demande pour un permis d’aménagement et
de construction d’un établissement de fabrication sur la propriété le 28 avril 2016.
The proposed use is a welding shop. The proposed use consist in having metal pieces worked from raw
material and get them shipped away or picked-up on site by local and regional clients. / L’usage proposé
est pour un atelier de soudage. L’usage proposé consiste en l’utilisation de pièces métalliques
travaillées à partir de matières premières aux fins d’expédition ou de récupération sur place par des
clients locaux et régionaux.
Mr Landry was informed at this time that as per the Beaubassin west planning area rural plan regulation,
uses in Light Industrial zone are subject to terms and conditions under section 34(4)c) of the Community
Planning Act. / En ce moment, on informe M. Landry que selon les règlements du Plan rural de la zone
de planification de Beaubassin-ouest, les usages dans une zone Industrielle légère sont assujettis à des
modalités et conditions en vertu de l’alinéa 34(4)c) de la Loi sur l’urbanisme.
The proposed use use is permitted as a right in the upcoming regulation in Scoudouc industrial park. /

It is respectfully recommended that the members of the Southeast Planning Review and Adjustment
Committee impose the following term and condition to the property bearing PID 70579420 before
allowing the development of an industrial use on the property: / On propose respectueusement que les

propriété portant le NID 70579420 avant de permettre l’aménagement d’un usage industriel à la
propriété :
1. All industrial or other wastes shall be discharged in the Westmorland-Albert solid waste dump. /
Tout déchet industriel ou d’autres déchets seront éliminés au dépotoir des déchets solides de
Westmorland-Albert.
