Brief
I – BUILDING PRESENTATION
The project objectives are to renovate the facades, repair the waterproofing and decoration
works in the common parts of a dwelling building located at 1 Knaresborough Place. This
building is close to Cromwell road and BUPA hospital.
It was built in 1875/1876 but is not listed whereas in a conservation area.
It is a 6 storey building (basement, ground floor and 4 upper floors) with a garden located at
the back.
II- OPERATION PRESENTATION
II.1 – Project background
The building consists of 12 flats and some technical premises. It has not beneficiate from
heavy renovation for more than 20 years, externally or internally in the common parts.
II.2 – Project objectives
The objective of this project is to restore the shell of the building:
− Control and eventual reparation of the waterproofing on roof, balconies, terraces… ;
− facade renovation, including the fire escape staircase ;
− reparation/replacement of the windows
The common parts decoration may be included in the brief of works.
The provisional budget for this project is 300 000 € VAT Included.

III – OPERATION CONTENTS
This section describes the technical works and services that will be performed in the course
of the project.
Administrative procedures
The building being located in a conservatory area, the project manager will be responsible
for planning permission procedures. He will prepare the technical documents, plans and
notes and make all the necessary arrangements with local authorities with the support of
the Embassy of France
Documentation
The contracting company is in charge of preparation the following documents:

elevation drawings or any floor plans required to fulfil the project;
any document required by the local authorities in order to obtain all necessary
permits;
all technical specifications required to tender the works. (Specifications, Schedule of
works).
Facades
The general condition of the facades is poor.
The works will include: cleaning and eventual
reparation (by replacement) of the brickworks.
Also, some reparations of masonry parts
(between floors or around openings) are
needed.

cracks probably due
to some infiltration.
The
works

include all necessary
pointing of masonry
and eventual recreation of damaged
ornaments.

Brief
The consultant will diagnose and list exhaustively all damages on the facade in order to
include them in the specifications.
For the masonry parts that will be painted again, the consultant will examined the possibility
to apply water repulsive paint.
The brickwork will be protected, once cleaned, by some treatment (silanes siloxanes based
for example).

Facade West Garden side
The garden walls will also be cleaned, repaired and repainted.
Escalier de secours évacuation incendie
A metallic staircase has been installed on the garden side to allow a fire escape for the
tenants in case of fire in the internal staircase.
These stairs serve all the floors including the
rooftop.
Some corrosion appeared on a lot of places.
The consultant shall make an exhaustive list of
all the defects and include the eventual
reparation.
A meticulous examination of the anchor point of the
staircase is also required, some cracks being noticeable on
the masonry parts around these points.
Once repaired and sanded an anticorrosion treatment will
be applied. It will then be painted in black.

Windows
The consultant will check every window and list all
reparations to be performed in order to increase
soundproofing and diminish heat loss.
A replacement option will be study in order to
determine if it is feasible.
Installation of more efficient windows/glass is also a
solution to be examined.
This list will be prepared in agreement with the local
regulations for windows.
Lightwell railings
The railings protecting the lightwell must be renovated. They will be sand blasted to clear
metal, repaired and painted after anti-corrosion treatment.

Waterproofing
The overhanging parts of the facades, the balconies, terraced roofs and slate covers will be
inspected to diagnose any risks of infiltration. Reparations will be included in the brief of
works.

Brief
Internal common parts
Some cracks have started to appear on the wall of the
common parts. Their reparation will be included in the
brief (plaster removal, application of strengthening
bands, plaster and painting).
All doors will be stripped of their paint, eventually
repaired and repainted. The same treatment will be
applied to the stairs handrails.
Some metallic decorative elements of the handrail are
to be repaired or replaced.
IV - Schedule.
The operation will be executed in a single tranche.
The provisional starting date of works is September 2015.
