OptiMaint is a CMMS package which allows a global maintenance management. OptiMaint meets the
needs of various sectors such as industry, tertiary, services, hospitals, etc. OptiMaint was designed
by maintenance managers to meet the requirements of all sizes of companies. OptiMaint can be used
in one location or in a multi-sites organization.
OptiMaint is an alternative between setting up long, expensive and complex CMMS software and
choosing a solution with too simple and limited features.

Make fields mandatory or not

Create your own personalized fields (alphanumerical, numerical, monetary,

Replace OptiMaint wording by your own (ie: you can change “division” to
the word “site”, “cost centre” to “workshop”…)

Thanks to a creation report tool you can create and personalize your own
report at your ease.

You have search functions existing for ALL the elements created (equipment,
items, suppliers, WO…). All searches are multi criteria and can be executed
on part of the designation.
You can edit and export all your searches reports to a spreadsheet or a word
processing in all simplicity or even place them on your intranet.

maintenance, schedule, meters, tree view,
work orders in progress, documents,

The customization of identity windows is
based on the family type so that the user
only sees the useful data. Thus, a forklift
identity window can be completely different
from a boiler identity window.
OptiMaint organizes all the characteristics of
the equipments to maintain.
It defines the cost allocations and the
technical and financial analyses.
Thanks to the graphic tree structures, a
colour code makes it possible to know the
status of the equipment at any time.

Curative maintenance
It is often an emergency. With OptiMaint,
doing a work order and an activity sheet is
easy and fast. Curative maintenance can be
executed without work order.


OptiMaint creates the work
orders
automatically according to a timetable for
instance.

Condition-based maintenance
According to meters reading; OM delivers
work requests or work orders that can be
printed or sent by email automatically.
OptiMaint is very flexible. You can get a
complete process from the work request to
the final report of activity or simply work with
the work orders for instance. You only use
what you really need!
OptiMaint can compute many parameters at
the same time (MTBF, MTTR, availability
rate, etc.). ABC analysis will help you point
out critical breakdowns (in terms of labour
time, costs, etc).

Budget follow-up by cost centre, by equipment
New works, investments projects
This functionality enables to set up a budget
per cost centre (ie: work shop), per equipment,
etc and to link this budget to real costs.
With OptiMaint you can manage your new
investment projects apart from the operating
budget (improvements, design, etc).
Thus, you can define a yearly budget for a
cost centre (and detail it by month) and then
make a breakdown of labour, items and
invoice cost, and preventive, curative and
miscellaneous categories of work.
For each new project, you define budgets for
labour cost, items, suppliers, etc.
Once the budget is defined, you can link your
works, item withdrawals, or the invoices to the
project.
OptiMaint automatically manages the costs
allocations given to your budgets. At any time,
you will be able to follow it up thanks to a
precise and clear dashboard.
During the achievement of a project, OptiMaint
updates a dashboard to compare the initial,
the current and the realized budget.
You can update your budgets at any time.
Thus, it will be easy for you to know the cost of
an equipment in terms of labour, items,
invoices cost according to preventive, curative,
etc.
A report and project follow-up gives you a
global or partial summary of your project.
OptiMaint helps you define your budget from
the previous estimated budget or from the real
total costs including or not a percentage
variation.

COMPUTER SET UP / REQUIREMENTS
OptiMaint is compatible with:
 Operating System (O.S): Window 95 / 98 / NT / ME / 2000 / XP/ Vista…
 Data bases: SQL Server, Oracle, Sybase, DB2/400, Access, MySQL, PostgreSQL …
Web configuration: OptiMaint can be used through Intranet or Internet with Microsoft technologies
(Terminal Server Edition - TSE) and Citrix technologies.
OptiMaint doesn’t need a dedicated server.
No modification is necessary to integrate OptiMaint to your system.
2 types of licenses are available:
 Network license
You have a PC (any type of brand) or a micro-system (IBM AS/400, RS 6000, HP 9000, SUN, etc.)
server which hosts the database with all the information required for using the CMMS. The access to
this database is made thanks to the client PCs equipped Windows.
 Stand-alone license
OptiMaint and its database are installed on a single PC equipped Windows.
