DEMANDE DE MORCELLEMENT DE TERRAIN B-138-2014
Qu’il soit résolu que la demande de morcellement de terrain, filière B-138-2014, concernant la propriété
localisée sur une partie du lot 29, concession 6 de l’ancien canton de Cambridge et portant le numéro civique
2100 route 600 ouest soit approuvée, sujet aux conditions suivantes:

Qu’un plan de localisation du bâtiment et des nouvelles lignes de lots proposées, soit préparé par un
arpenteur professionnel et soumis à la municipalité de La Nation pour approbation, avant
l’enregistrement du plan d’arpentage.

Que le demandeur demande à son avocat une recherche concernant la partie 2 du plan 50R3215 et
qu’il soit tenue responsable de tous enregistrements légaux, si nécessaire.

Be it resolved that the land severance application, file B-138-2014, concerning the property located on Part of
Lot 29, Concession 6 of the former Township of Cambridge and bearing civic number 2100 Route 600 West
be approved, subject to the following conditions:

That a location plan of the building and the proposed new lot lines be prepared by a professional
surveyor and submitted to The Nation Municipality for approval, before registration of the surveying
plan.

That the applicant instructs his lawyer for a title search on Part 2 of Plan 50R3215 and that he be
responsible for any legal registration, if necessary.

PREAMBLE:
Mr. Yves Desrosiers, representing the owners Myre and Larocque, has submitted a land severance
application file B-138-2014, in order to enlarge his own property with the neighbouring property of Myre /
Larocque. Because of an existing ditch separating the property of Myre / Laroque in two parcel, Mr.
Desrosiers would like to own the parcel on his side of the ditch.

OFFICIAL PLAN:
The property is identified under the “Rural Policy Area” designation on schedule “A” of the United Counties
of Prescott and Russell Official Plan. Lot enlargment is permitted within this designation. The official plan
is recommending that all lots created in rural area should have a minimum area of 4000 square metres if
they are privately serviced. In this case, municipal water is existing on the retained lot, meaning that the
area need to meet the requirement of the zoning By-law. Under the existing zoning, the property needs a
minimum lot area of 1800 square metres. The property has a lot area of 2694 square metres.
ZONING BY-LAW:
The property is zoned “Low Density Residential Zone (R1)” on Schedule “A” of The Nation Municipality
Zoning By-Law #2-2006. A residential use is permitted within this zone. A residential lot needs a
minimum frontage of 22 metres and a minimum area of 1800 sqm. to accommodate a single family
dwelling, if they are connected to the municipal water system. The retained parcel will still meet this
requirement.
SEVERANCE:
The owner intends to sever a parcel (A) having a frontage of 16.75 m. and an area 1022 sqm. This parcel
would be joined to the property at 2108 Route 600 West.
The retained parcel (B) would have a new frontage of 44.2 m. and an area of 2694 sqm. A location plan
will be submitted to the municipality to assure that all setbacks are respected. (SEE ANNEX 1)
PLANNING DEPARTMENT RECOMMENDATION:
The Planning Department has some questions concerning the status of an old parcel of land, fronting the
two properties. We are asking the owner to search the status of that parcel and if necessary to register
any legal statements over it. (Part 2 Plan 50R3215, Annex 2)
The Planning Department recommends to Municipal Council to approve land severance applications, files B138-2014, concerning the property located on part of Lot 29, Concession 6 of the former Township of
Cambridge, bearing civic number 2100 Route 600 West be approved, subject to the following conditions:
