Steel Farm is lo cated near Hexham in the No rth Pennine Area o f Outstanding Natural Beauty (ANOB). Built using traditio nal
co nstructio n techno lo gy it is the first Certified Passivhaus in No rthumberland.
As o rganic farmers they o wned a plo t o f land where they dreamt o f building a co mfo rtable, lo w energy ho me that co uld
acco mmo date them in their o ld age and minimise their impact upo n the enviro nment. They lo nged to build their o wn
sustainable lo w energy ho me so that family co uld co me and stay. (In the winter o f 20 11 Trevo r and Judith Go spel were renting
a small, glo o my bo thy. That bitterly co ld winter they fo und that the inside o f their fridge was warmer than the living ro o m.)
The remo te rural lo catio n, limited access to utility mains, and o nero us planning restrictio ns incurred significant co sts and
stro ngly influenced design. A number o f co nditio ns impo sed by the lo cal planning department increased co sts and nearly
prevented the Go spel’s fro m building their dream ho me. The ho use features a so lar thermal system fo r do mestic ho t water
and a reed bed system fo r the treatment o f fo ul waste water. AECB Water Standards info rmed the design also .
Delicate nego tiatio ns were undertaken to demo nstrate the value that the pro ject had to o ffer the lo cal and regio nal eco no my,
and the enviro nment. They also saw the remo val o f a requirement to pro vide tabling and two chimneys. Ultimately all o f these
criteria were fulfilled witho ut co mpro mising the client’s desire to achieve the Passivhaus standards o f perfo rmance.
Planning permissio n was received in September 20 11. Co nstructio n co mmenced in June 20 12 and was co mpleted in
February 20 13.

views o f the ro lling hills (allo wing surveillance o f the livesto ck). The lights are rarely used.

The ro lling landscape o f No rthumberland is a jewel in the cro wn o f the No rth East. Just as a precio us sto ne co mpliments the
band o f a ring they wanted their ho me to co mpliment an Area o f Outstanding Natural Beauty.
They wanted the patina o f time to enrich their ho me and the character o f the ho use to develo p o ver decades. Its purpo se being
to respo nd to , enrich and evo ke a sense o f place.
Yet they did no t want a traditio nal ho use. No r did they want a ho me that was alien to its setting. They wanted a characterful
ho me that is harmo nio us yet distinctive, memo rable, unique and meaningful.
Steel Farm co mes fro m the earth. The sun kissed walls are natural sto ne drawn fro m the quarry nearest to the site. The ro o f is
Cumbrian slate. Details beguilingly appear to echo traditio nal design, yet in practice radically reinterpret the past.
Inside the ho use daylight washes the interio r as the windo ws are po sitio ned, sized and pro po rtio ned to carefully frame views
acro ss the land and to ward the fields where sheep ro am freely beneath dramatic skies.

Definitely train the site trades befo re starting o n site. We did and risk was reduced significantly.

times but, all in all, well wo rth the wait. Bo th Mark and Jo e have met and exceeded o ur expectatio ns. We had a limited budget

The term “PassivHaus” refers to a specific building co nstructio n standard with excellent co mfo rt co nditio ns during summer
and winter. Such buildings reduce space heating by 9 0 % and to tal energy co nsumptio n by 75-8 0 % co mpared to UK Building
Regulatio ns and achieve a co mparable reductio n in carbo n emissio ns. The Passivhaus Standard was develo ped in the early
19 9 0 ’s by Pro fesso r Wo lfgang Feist and Pro fesso r Bo Adamso n and then launched in 19 9 6 .
The Passivhaus Standard, the wo rlds leading quality assurance standard fo r lo w energy building, is o ver 20 years o ld and
there are no w repo rted to be mo re than 50 ,0 0 0 Passivhaus buildings glo bally – including ho uses, apartments, scho o ls,
o ffices, spo rts halls and gymnasiums, sheltered acco mmo datio n and care ho mes, ho spitals and medical centres.
The exemplary perfo rmance o f Passivhaus Standard has been do cumented extensively thro ugh o ngo ing scientific research. In
parallel research has revealed that there is a significant gap between the theo retical perfo rmance o f sustainable lo w energy
dwellings and the actual delivered perfo rmance. This o ften means carbo n emissio ns savings are no t being delivered in
practice. Recent papers, including a paper prepared by the architet o f Steel Farm (http://www.mdpi.co m/20 71-10 50 /8 /1/9 7/pdf),
demo nstrate that ho uses build to the Passivhaus Standard are capable o f clo sing the perfo rmance gap.
