Message from the President
Your Board of Directors wishes each of you and
your families a Happy Passover and a Happy Easter.
Another busy season has come and gone so quickly.
Balcony Line nine (9) has been completed without
a special assessment. Line 11 is being inspected
and we will let you know when it will be done. We
do not have funds to do this line at this time.
The freight elevator has been done but the interior
needs to be redone and this will not be done until
the completion of the elevators.
The fire alarm inspections have been completed. The final payment to our vendor
Premier was submitted to Bank United for payment.
As far as property improvements, the service area by the elevator is being painted
and we are working on a plan that was given to us by Wilber Torres to relocate
recycling. We painted a thin yellow barrier line to help prevent tripping, the pavers
have been completed, and there have been many building pipe repairs that have
been done inside the units that residents cannot see but has also tied up Wilber
Torres.
Please remember that we work hard to protect your property investments and it
is important to watch every inch of the building. We need to make sure that our
elevators are protected. Please let your contractors
know that they should not put anything on the floor
of the elevator. Everything should be on wheels. I N S I D E T H I S I S S U E

Irene Waller : Irene took an hour out of her busy schedule
every week to teach a Zumba class on Thursday mornings
and many residents not only had a great time but got some
great exercise and burned calories.

and making every single party and event such a great time

Adrian Waller: Adrian is an opera singer and many of you

Sandy Ruttenberg: Sandy is a world class pianist and many
of you have heard her piano playing at our parties and events.
Gina and Robert Robinson: Gina and Robert sponsor the
yearly “Shrimp a Roo” which is attended by over 100 people

Une autre saison de pointe est venu et
reparti aussi vite. Balcon Ligne neuf
(9) a été achevée sans une évaluation
spéciale. Ligne 11 est inspecté et nous
vous le ferons savoir quand ce sera
fait. Nous n'avons pas de fonds pour
faire cette ligne à ce moment.
Le monte-charge a été fait, mais
l'intérieur a besoin d'être refaite à
neuf et ce ne sera pas fait jusqu'à la
fin des ascenseurs.
Les inspections d'alarme incendie ont
été achevés. Le paiement final à notre
fournisseur Premier a été soumis à la
Banque Unies pour le paiement.
En ce qui concerne l'amélioration
de la propriété, la zone de service
est peint par l'ascenseur et nous
travaillons sur un plan qui nous
a été donnée par Wilber Torres de
déménager recyclage. Nous avons

I appreciate your column and look
forward to reading it every month. I
find the information so beneficial and
informative. Just wanted to thank you
for that. Anyway, I requested a copy
of our 2013 budget the other day after
there was a rumor circulating that we
spent over $40,000.00 on our attorney
last year in our Association. We had
only budgeted for $14,500.00 for that
year.

But those fees are usually broken up into
minute segments and billed as such. I
usually advise Boards that calling an attorney is a business decision. Are there
attorneys out there that don’t put you on
the “clock”? Yes, and it’s up to you to
go out there and find them. And it’s up
to you to look through the legal contract,
cross out and initial what you don’t like,
and stick to your guns on the changes.
There should always be at least an allowance for 5­10 minutes of conversation
without incurring charges, and you must
get this in writing. Always review your
billing statements from the attorney and
don’t be afraid to question and negotiate
charges that you feel need it. And always
ask the question “Am I being charged for
discussing this with you?”. If the answer
is yes, I’d look for another attorney. Remember, a good attorney is a fair attorney. A good attorney wants to really help
the Association he represents, not bill

is a business. The attorney for the
condo is in business not only to provide legal advice to the Association,
but to make money doing so. When
you make a phone call to the attorney,
in most cases, a clock gets turned on.

take from the attorney. The hourly fees
range widely from attorney to attorney.

home, and savings--could be at risk if you don’t
have adequate coverage. Be sure to have the right
limits in place for your financial situation.
5. Finally, don’t forget to get all the discounts
available to you. Depending on your regional
market, you may be able to get discounts for
having a homeowner’s policy with the same
carrier, having anti-theft devices installed, insuring
multiple vehicles with your carrier, and even
having a teen driver with good grades. It never
hurts to ask for all available discounts and could
end up saving you big bucks.
