Le site BVG arbore les initiales des rues qui le bordent : l’avenue Berthelot, la route de Vienne et la rue Garibaldi. Cette ancienne friche industrielle de 1,7 hectare occupe un triangle très particulier car très stratégique dans l’agglomération lyonnaise. Dans un contexte urbain en pleine mutation et en fort développement, il est à proximité de deux projets d’envergure : le Parc Sergent Blandan et la rue Garibaldi, en partie requalifiée. L’étude urbaine, réalisée sur ce triangle par Unanime Architectes, appelle à un objectif de densité. 30 000 m2 seront bâtis en trois opérations divisées en 3 parties égales et confiées à 3 équipes de concepteurs. L’atelier de la Passerelle a en charge, dans cet ensemble, la conception de 145 logements en accession : Evolution. Les architectes, dont la production aujourd’hui est composée de 80% de logements, ont su conjuguer densité et diversité en expérimentant, encore une fois, leurs « invariants » du logement. Paroles d’urbaniste : Jacques Delattre, architecte associé, Unanime Architectes : « À l’origine, les terrains industriels classés en zone UI ont dû passer en URN pour accueillir tout type de programme. Cela a duré deux ans. D’un point de vue urbain, l’idée était de construire 30 000 m2 en associant logements privés, logements sociaux, résidence étudiante et de personnes âgées ainsi qu’une résidence sociale. L’atelier Anne Gardoni a réalisé l’ensemble des voieries transférées au Grand-Lyon et les jardins des îlots. Chaque projet avait son architecte, qui devait répondre à un cahier des charges architectural et urbain. D’un point de vue architectural, chaque édifice devait être composé d’un soubassement, d’étages courants et d’un attique. » Densité : entre perception et réalité Pour faire face à l’importance du programme, les architectes ont travaillé sur la perception de l’échelle du projet afin de créer une différence entre densité perçue et densité réelle. L’étude et l’interprétation de la réglementation du PLU leur a permis de concevoir un projet qui échappe à la linéarité et à l’homogénéité. Tout d’abord, le choix d’une composition en équerre divise le projet en deux parties équilibrées et complémentaires. L’une, orientée Nord-Sud, longe une voie nouvellement créée et abrite des appartements classiques en étages courants (T1 et T2 au Nord, T3 et T4 au Sud). La partie Est-Ouest borde une desserte intérieure. Elle est occupée par de grands appartements en duplex (T3, T4 et T5 en attique). Comme un effet de yin et de yang, les deux échelles se répondent dans une harmonie générale. Au Nord, le corps principal de l’édifice est marqué par l’horizontalité des niveaux, à l’Est la composition souligne les verticales. Très peu de matériaux et de couleurs sont utilisés. Blanc et anthracite se font écho d’une partie à l’autre. Seuls les placards de balcons de polycarbonate émaillent la façade Sud de touches colorées. Au Nord, les dessertes verticales créent deux grandes failles qui ponctuent la façade. Les escaliers sont mis en scène, ouverts pour moitié, et les paliers d’étage vastement éclairés naturellement. Au rez-de-chaussée, le hall traversant suit le même principe de double hauteur, conférant à la fois confort et résidentialisation. Toute la façade est rythmée par un maillage composé d’une ossature métallique et caillebotis, support de pots végétaux colorés. L’appartement de petite taille n’est ainsi pas privé de la surface dédiée au balcon mais conserve un rapport particulier à l’extérieur. En pied d’immeuble, des petits logements en duplex forment un socle sur deux niveaux. L’accès s’organise directement par l’extérieur, à l’anglaise, avec un espace intermédiaire entre intérieur et extérieur, dans lequel sont logés vélos et bacs à fleurs. Légèrement en retrait, ils sont occultés par des éléments de bois verticaux, qui leur confèrent un aspect privé et résidentiel. www.atelierdelapasserelle.fr 2 Evolution, faire la ville dense Evolution, densifying the city La façade Sud, en coeur d’îlot est tout à fait différente. De grands balcons filants offrent des terrasses confortables. Des placards de balcons de polycarbonate de couleur jaune et orange servent de stockage et de pare-vue entre logements. La façade s’ouvre sur un jardin domestique. La barrette Est-Ouest est composée de plans successifs dans la profondeur du bâtiment, créés par des balcons et des terrasses. L’utilisation de briques de parement de couleur grise rappelle le côté anglais des courettes sur rue au Nord, accentue l’aspect résidentiel de l’immeuble et tranche avec la couleur claire de l’aile Nord-Sud. L’attique sur deux niveaux offre de véritables maisons sur le toit et forme une ligne de crête dentelée. Travailler sur une logique de diversité Paroles de l’architecte, Yann Cozon : «Grâce à nos missions d’architecte conseil, nous avons été sensibilisés depuis longtemps à la notion de qualité d’usages. L’usage est une clé pour créer de la diversité. Dans l’univers très codé du logement, c’est un élément fondamental pour agir sur le programme, les façades, les rapports avec l’extérieur. C’est la garantie d’éviter les effets d’empilement et de remplissage. Cela implique une grande complexité technique puisqu’un grand nombre d’appartements s’imbriquent et ne se superposent pas. La diversité de l’offre de logements est le contrepied de la monotonie et de la standardisation. Elle nous a permis de proposer dans la même opération des appartements classiques, des duplex même pour les T2, des maisons sur le toit.» Appliquer les « invariants » du logement. Dans cette logique, les architectes ont défini à travers leur longue expérience un certain nombre d’ « invariants » sur lesquels ils s’appuient pour concevoir chaque nouveau projet de logement. Ceux-ci reposent sur l’analyse des principaux facteurs générateurs de qualité d’usage. En ce qui concerne la composition des façades, limiter les continuités urbaines trop importantes et animer le socle par des logements différents en rez-de-chaussée et en étages courants. Dans les parties communes, concevoir un hall systématiquement traversant qui permet de voir depuis la rue, le cœur d’îlot. Il joue le rôle de seuil entre la rue, espace public, et le logement, espace privé. Les paliers d’étage sont éclairés naturellement. Idem pour les cages d’escaliers, souvent placées en façade permettant d’animer la façade et de varier les parcours. Le travail collectif de l’agence s’inscrit à différentes échelles du territoire. Depuis sa création en 1987, sa reconnaissance s’est fondée d’abord sur de multiples réalisations d’équipements publics, bâtiments sportifs, scolaires et culturels. Le logement, réalisé pour une maîtrise d’ouvrage publique ou privée, vient compléter les savoir-faire et compétences de l’équipe. C’est, en tant qu’architecte conseil des secteurs des Monts d’Or et du Nord-Est pour le Grand Lyon, que l’atelier de la Passerelle s’est ouvert à de nouvelles missions d’expertises urbaines. Complémentaire aux autres domaines d’activités, cette fonction nourrit la culture territoriale de l’agence et enrichit les projets d’architecture. Par extension logique, des études urbaines engagent la réflexion à l’échelle du grand territoire. Il s’agit, en effet, pour chaque projet, de prendre la mesure du site dans lequel il s’inscrit, d’en dégager sa singularité et de s’insérer dans une perception sensible et contextuelle. The GVB site is named after the three avenues that surround it: avenue Berthelot, route de Vienne and rue Garibaldi. This 1.7-hectare triangle of former industrial wasteland occupies a highly strategic location within the Lyon metropolitan area. It is situated in an urban area undergoing a profound transformation and developing at a rapid rate, in close proximity to two major development projects: the Sergent Blandan park and the rue Garibaldi, which has been partly modified. The urban planning study of this triangle conducted by Unanime Architectes suggested a need to increase density. 30,000 m2 is being built in three phrases, divided into three equal parts, each taken on by a different design team. It was in this context that the Atelier de la Passerelle agency was asked to design a block of 145 apartments to be sold under an affordable home ownership scheme: Evolution. The architects, 80% of whose work is made up of housing projects, have succeeded in combining density and diversity, by experimenting once again their signature housing «invariants». The urban planner’s perspective: Jacques Delattre, Associate Architect, Unanime Architectes: «Originally the industrial land authorised for industrial use was re-classified for mixed use for any type of programme. This lasted for two years. From an urban planning perspective, the aim was to build 30,000 m2 offering private housing, social housing, and accommodation for students and elderly people, as well as temporary accommodation for people in difficulty. The Atelier Anne Gardoni designed all the road systems, overseen by the Grand-Lyon local authority, as well as the gardens in each block. Each project was headed up by a different architect who had to meet both the architectural and the urban planning specifications. From an architectural point of view, each building had to consist of a basement, standard floors and an attic floor.» Density: perception and reality In order to manage the size of the programme, the architects worked on the perception of scale in the project in order to exploit the difference between the perceived density and the actual density. They carefully studied and interpreted the local urban planning regulations in order to develop a project which avoids the pitfalls of linearity and homogeneity. First of all, the choice of a square structure divides the project into two well-balanced, complementary sections. The first is north-south facing and runs alongside a newly-built road, it is composed of standard apartments on standard floors (studio and one-bedroom flats to the north, two and three-bedroom flats to the south). The east-west facing section overlooks the interior access and is composed of large duplex apartments (two and three-bedroom with fourbedroom apartments on the attic floor). The two scales play off each other creating a yin and yang effect with a clear overarching harmony. To the north, the main section of the building is characterised by the horizontality of the different levels, whereas to the east it is the verticals which stand out. Very few materials and colours are used. The white and charcoal grey echo from one section to another. Only the polycarbonate balcony separators, interspersed across the south facade, introduce a touch of colour. To the north the vertical accesses create two large rifts within the facade. The staircases are deliberately put on show, half open, with the landings flooded with natural light. On the ground floor the through hallway is based on the same principle of dual height, offering a sense of both comfort and homeliness. The facade is criss-crossed with a network composed of a metal frame and grating supporting colourful plant pots. This gives the smaller apartments without balconies a form of outside space with a connection to the exterior. www.atelierdelapasserelle.fr 24 Evolution, faire la ville dense Evolution, densifying the city At the bottom, small duplex apartments form the two-storey base of the building. These ground floor apartments have a direct access from the street with a kind of porch space, often seen in England, between the interior and exterior where bicycles can be stored and flowers grown in tubs. Slightly set back from the street they are hidden with vertical wooden slats giving them a private, residential feel. The southern facade, at the heart of the complex, is entirely different. Large balconies provide comfortable outside spaces. The yellow and orange polycarbonate balcony separators can be used for storage purposes and create screens between the apartments. These apartments overlook the private garden. The successive balconies on the east-west low-rise create a layered effect, giving depth to the building. The use of grey brick echoes the Englishness of the porches on the north-facing side which accentuate the residential nature of the building and contrasts with the lighter colours of the north-south wing. The attic floor is split level over two floors, composed of rooftop houses which form a crenulated silhouette. Working towards diversity The architect’s perspective, Yann Cozon: «Through our architectural consultancy work, we have long been concerned with the concept of the quality of use. Use is the key to creating diversity. In the very codified world of housing, use is fundamental to developing the programme, the facades and the connections with the exterior. It also ensures the effects of piling on and filling up space are avoided. This is technically very complex as it means large numbers of apartments need to fit together without being superimposed. This diversity of housing counters monotony and standardisation. It means that within one single project we can offer standard apartments, duplex apartments - even for the one-bedroom flats - and rooftop houses.» Applying the housing «invariants» Thanks to their extensive experience, the architects have defined a certain number of «invariants» which constitute the starting point for each new housing project. These are based on an analysis of the main factors which contribute to quality of use. In terms of the composition of the facade, they involve limiting excessive continuity and dynamising the base by making a distinction between the apartments on the ground floor and on the standard floors. In the communal areas, they systematically include the design of a through hallway with a view from the street through to the centre of the complex. This creates a threshold between the street which is a public space, and the private space of the building. The landings are lit with natural light, as are the stairwells, which are often positioned on the facade, creating a dynamic and varying the possible routes. The firm’s collective work is on different scales in the area. Since its foundation in 1987, its reputation has been based firstly on several completed projects for public amenities, and sports, school and arts buildings. The team also has know-how and expertise in housing schemes for public and private clients. As architectural consultants in the Monts d’Or and North-East areas of the Greater Lyon Urban Area, the Atelier de la Passerelle firm has widened its activities to include new urban development consultancy assignments. This work is complementary to its other fields of activity: it helps to develop the firm’s urban culture and knowledge of the Lyon area, and it enhances the firm’s architectural projects. As a logical extension, urban development projects involve analysis on the wider scale of the urban area or the region. For every project, the team closely studies the site in which it is located, identifies its specific features and makes a proposal in keeping with a sensitive perception of the context and setting.
