Pour obtenir le revenu net, on y déduit les dépenses suivantes : Un taux potentiel d’inoccupation et de mauvaises créances; Les taxes municipales et scolaires; Les assurances sur le bâtiment; L’entretien et les réparations; Les frais de gestion et conciergerie; L’électricité et chauffage si aux frais du propriétaire; Tout autre frais à la charge du propriétaire. • On doit ensuite établir le taux de capitalisation. Il s’agit du taux de rendement qu’un investisseur s’attend à recevoir sur l’achat de la propriété. Il est en fonction du taux d’intérêt du marché et du risque associé à la qualité de la propriété et du locataire. • Il suffit simplement de diviser le revenu annuel net par le taux de rendement du marché pour estimer la valeur marchande de la propriété. Real Estate Evaluation – Part III THE INCOME APPROACH • This method allows us to estimate a value stemming from the net income of the property. • The gross income is the total potential amount that the property can generate. To obtain this net income, we have to deduct the following expenses: A potential vacancy rate and bad debts and claims The municipal and school taxes The insurance on the building The maintenance and repair fees The administrative and concierge fees The electricity and heating fees, if the landlord is in charge of paying them All other charges that the landlord has to pay • Afterwards, we have to establish the capitalization rate. It’s the rate of return that an investor is expecting to receive on the purchase of the building. This is calculated based on the market interest rate and on the risk associated with the quality of the landlord and of the tenant. • We simply have to divide the net annual revenue by the effective rate to estimate the market value of the property.
