THE KEY TO PURCHASING PROPERTY IN VERBIER CONSIDERING COSTS Sale prices take into account a variety of factors, namely: • Surface size which includes the interior walls and 1/2 the balcony size or 1/3 the terrace • Age and condition of the building and interior • View • Construction materials employed - stone vs. tile, etc. • For chalets: the difficulty in implanting the foundation into the mountainside • Need or not for renovation • Garage or parking • General market offer and demand Resale prices run between CHF 10’000 -25’000/m2 generally. Currently the Lex Koller legislation limits the rights of foreigners to buy in Valais. A foreigner may only purchase under the following terms: • From a foreign owner or from a Swiss owner who has had possession of the property for over 5 years. • May purchase on the same basis as a Swiss if the buyer holds a B or C residency permit. • Is limited to 1000m2 of land or 200m2 of « sweepable » surface, which amounts to nearly 250m2 in total. • Can only own one property per household in Switzerland • Is required to inhabit the property a minimum of 3 weeks per year. The agency commission is included in the purchase price. Mortage fees require registration at the Registre Foncier (‘Land Registry’). This process costs approximately 1.2% of the notarized value. Bank conditions vary slightly and we recommend the use of a local bank to avoid the need for a property evaluation, as they are knowledgable about the Verbier property market. Furniture cost can be estimated at CHF 12’000 for a studio and CHF 9’000 minimum for each additional room. Annual charges for the maintenance of a building in Verbier are CHF 85-95/m2, not including the balcony or terrace surface size. These charges include: taxes, insurance, water, electricity, charges for joint ownership (heating, caretaker, administration, etc.)- specifically all the charges aside from the mortgage charges and capital investment. RENTAL POSSIBILITIES Regular rental of your property should cover your annual charges mentioned above. In Verbier it is reasonable to estimate a yearly profit of 0.5 to 2%. Though modest, this is healthy for a mountain (seasonal) resort.
