Maison de plain pied avec piscine privée hors sol (dim 7m sur 3m) sur terrain non clos 2000m². Située à mirabel, village de caractère, à 30
minutes de Montélimar, 15 minutes d'Aubenas et 1h30 d'Avignon. Mirabel c'est aussi à 45 minutes d'Antraigues, village de Jean Ferrat, non
loin du Mont Gerbier des Joncs et à 30 minutes de Vallon Pont d'Arc. Possibilité de baignade et canoë à Vogüé sur l'Ardèche ou dans la
magnifique Vallée de l'Ibie. Vue panoramique exceptionnelle de la terrasse et la piscine sur le massif du Coiron, le Vercors et le Mont Ventoux.
Et Mirabel, c'est encore à moins de 40 minutes de la Caverne du Pont d'Arc. Draps et linge de toilette, torchons et kit de ménage fournis. 2

Getting to the gîte
Si vous arrivez de Montélimar, à St Jean le Centenier prendre direction Mirabel (6km) puis à environ 1km avant le village de Mirabel prendre le
croisement sur la gauche en direction de Lussas et St Privat. A 200m prendre petite route à gauche, faire encore environ 200m et prendre la
route sur la droite. La maison se situe 500m après sur la gauche avec une haie de cyprès et une piscine en bois. Si vous arrivez d'Aubenas,
suivre Villeneuve de Berg, à l'entrée du village, prendre à gauche et monter jusqu'à Mirabel. A environ 1km avant d'arriver au village prendre
sur la gauche en direction de Lussas et St Privat. A 200m prendre petite route à gauche, faire encore environ 200m et prendre la route sur la
droite. La maison se situe 500m après sur la gauche avec une haie de cyprès et une piscine en bois.

Useful information
Swimming pool on-site :
(unsupervised swimming). Swimming pool generally open June to September: check with owners for precise times. Swimming pool made
available to the number of people specified on rental contract; use of pool by people not staying in the property is not allowed without the
owners’ prior agreement.
Blankets and/or quilts provided. Kitchenware provided.
Services charges :
Cost of heating, electricity, firewood is not included in the rent unless this is specifically stated in property details. 8 kWh electricity/day are
always included in the rent: cost of consumption over and above this must be paid to owner (meter read on arrival and departure).
Exceeding capacity of property :
The capacity of the property must not be exceeded (including children over 2). If their prior agreement has not been secured, owners can
refuse additional people; owners may accept them in return for an extra payment.
Tenant responsible for cleaning :
Cleaning is the tenants’ responsibility during and at the end of their stay; the property must be left in a clean and proper condition. If this is not
the case a charge may be made for cleaning. Equally, tenants can insist on further cleaning on arrival if they consider that the property is not
sufficiently clean.
Cancellation insurance :
Warmly recommended: it compensates you if you have to cancel or break off your holiday for health or professional reasons (read cancellation
