KLEMURS ACQUIRES A PORTFOLIO OF RETAIL PROPERTIES IN
FRANCE COVERING 21 800 M2
March 30, 2007 (Paris) – Klémurs today signed an agreement with the Belgian
investment firm Mitiska to acquire 14 retail assets located outside of several large
French metropolitan areas.
The Cap Nord real estate portfolio acquired in the deal features total floor area of
21 816 m2, divided into 22 fully occupied rental units. The largest retail tenant, Mondial
Moquette, generates about 58% of the total lease income. With about 40 retail outlets
nationwide in France, Mondial Moquette is one of France’s leading specialty retailers in
home floor layout and furnishings. The other tenants are major retailers that include
L’Univers du Sommeil (bedding), Gemo (ready-to-wear), Heytens (home decoration),
King Jouet (toys), Autour de Bébé (infant accessories), Jean Delatour (jewelry), Kiloutou
(equipment rental) and Animalis (pets and pet supplies). The 9-year leases with these
retail tenants are mostly set to expire in 2015.
The Cap Nord assets are integrated into retail zones of the first rank, primarily located
on the outskirts of large towns in the Northwest quadrant of France (Paris, Lille, Nantes,
Rennes, Le Mans), as well as outside the cities of Lyon, Clermont-Ferrand and Toulon. In
addition to a dynamic retail mix, they offer easy access and a scale that gives them
good visibility (1 500 m2 on average). Their appeal is also enhanced by their proximity
to leading consumer goods retailers and major shopping centers, in which Klépierre is
sometimes already an owner.
Cap Nord was acquired for 28.1 million euros. The appraised value of the real estate
assets is 37.2 million euros, for gross full-year rents estimated to be around 2.3 million
euros. Eight of the fourteen assets in the portfolio are held under finance leases.
Commenting on this acquisition, the Chairman of Klépierre’s Executive Board Michel Clair
noted: “The portfolio that Klémurs has just acquired contains assets with real potential.
All are located in heavily-prized retail locations and leased by quality names in retail with
good positioning in their respective markets. For Klémurs, this transaction confirms the
existence of a major source of high-quality retail property assets in addition to the
shopping centers in which Klépierre is involved, allowing the group to offer a global
response to the current needs of big retailers.”
