likewise, one of the best retail locations along with London and
New York. It continues to attract the biggest international and
national brands that inevitably look to the city to open flagship

Avenue des Champs-Elysées
High Street: Both shopping centres and high streets are attractive
to the city shoppers, with centrally-located Parisians preferring
areas such as the Champs-Elysées, Opéra and Boulevard
Haussmann while those living on the periphery go to suburban
shopping centres Rosny 2 or Velizy 2. Rents have soared on the
Champs-Elysées in recent years as demand has far outstripped
supply – especially on the even-numbered side which enjoys more
sun. Luxury retail can be found throughout the city, with the
highest concentration of brands being on Avenue Montaigne and
on Faubourg Saint-Honoré.
Rental growth stuttered in 2009 as a reaction to supply issues and
negative indexation on leases. However, demand has risen
significantly from the beginning of 2010, especially among
international retailers, and availability for prime locations is now
extremely limited. The low vacancy rate on prime streets is
stabilising rental values.

Shopping Centres: Two Unibail-Rodamco developments will be
among the largest shopping centres to be developed in the next
few years: the Aeroville project (50,000 sq m) and the Eiffel, a
48,000-sq m mall, with Leclerc and Marionnaud as anchors. These
two projects will open in 2013. Within the city centre, the extension
and refurbishment of Beaugrenelle omprising a 20,000 sq m
renovation and 45,000 sq m extension is also due to be delivered
in 2013.
