Catella Real Estate completes first close
for Dutch residential property special

Catella Real Estate AG has successfully completed the first close for the "Panta Rhei
Dutch Residential" fund, which specialises in real estate in the Netherlands. A total of
EUR 45 million has been raised from institutional investors. The target volume of
EUR 150 million is expected to be reached before the end of the current year.
The "Panta Rhei Dutch Residential" fund focuses on the up-and-coming Dutch residential
property market. To this end, the open-end property special AIF operates in conjunction with its
Dutch partner Panta Rhei, whose founders are professional and innovative asset managers and
have already recorded considerable success on the Dutch residential property market. The fund
was launched at the beginning of this year.
The target volume of EUR 150 million of the "Panta Rhei Dutch Residential" fund is expected to
be reached before the end of the year. Although investors can make investments from EUR 5
million upwards, the average commitment size of the investors to date is significantly higher,
making the special AIF seem more like a club deal. The total return target is between 6 and 7 per
cent p.a., with distributions of between 4 and 4.5 per cent p.a.

investigating the potential for further acquisitions. We may therefore call the capital quickly in
order to take advantage of opportunities", says Henrik Fillibeck, member of the Managing Board

residential rental market, the housing market in the Netherlands provides a solid foundation for
further investments with attractive returns. The Dutch housing market is currently offering
excellent investment opportunities."
