Wohn- & Geschäftshäuser · Residential Investment Marktreport 2013 /2014 · Dortmund Wohn- und Geschäftshäuser Dortmund Residential Investment Dortmund Eine rege Nachfrage und ein leicht gestiegenes Umsatzvolumen kennzeichnen den Markt für Wohn- und Geschäftshäuser in Dortmund. 2012 ging die Verkaufszahl im Vergleich zum Vorjahr um 21 % auf 281 zurück. Das Umsatzvolumen erhöhte sich im gleichen Zeitraum um rund 3,5 % auf 119 Mio. EUR. Hintergrund dieser Entwicklung ist, dass wieder großvolumigere Objekte gehandelt wurden – so stieg der durchschnittliche Preis pro Immobilie auch von 323.000 auf 423.000 EUR. Attraktiver Markt für Erstanleger Die Nachfrage ist rege. Eigentümer halten sich aber mangels alternativer Geldanlagen mit Verkäufen zurück. Gekauft wird in allen Lagen. Generell sind jedoch nur wenige Objekte am Markt und wenn, dann in einfachen und mittleren Lagen. Dementsprechend länger ist hier auch die Vermarktungszeit. Gesucht werden Objekte mit einem Preisvolumen von bis zu 1,5 Mio. EUR. Diese werden meist mit einem hohen Fremdkapitalanteil finanziert. Laut Gutachterausschuss entfiel 2012 fast die Hälfte der Transaktionen auf die Preisklasse von 200.000 bis 500.000 EUR. In 37 % der Fälle lag der Kaufpreis sogar unter 200.000 EUR. 14 % der Verkäufe erreichten einen Wert von mehr als 500.000 EUR. Da das PreisLeistungs-Verhältnis stimmt, ist die Stadt gerade für Erstanleger attraktiv. Im Gegensatz zu anderen Metropolen ist der Dortmunder Markt bislang nicht „überhitzt“. Konstante Mieten Die konstant hohe Nachfrage führt in Teilbereichen zu Preissteigerungen. So sind die Faktoren in den sehr guten Lagen leicht auf 15,1 gestiegen. As the price/performance ratio is good, the city is attractive for first-time investors. Contrary to the other metropolises, the market in Dortmund is not “overheated”. Consistent rents The consistently high demand has led to price increases in partial areas. For instance, the multipliers in prime locations have risen slightly to 15.1. Dort liegt der Vervielfacher jetzt im Maximum bei 10. In den sehr guten Lagen werden durchschnittlich Kaufpreise von 1.700 EUR/m² und in guten Lagen von 1.200 EUR/m² gezahlt. Die Mieten sind im Vergleich zum Vorjahr konstant geblieben. Zu den Käufern zählen überwiegend Anleger aus der Region. Professionelle Bestandshalter kommen aus dem gesamten Bundesgebiet und kaufen bei einem Faktor von bis zu 10 und einem Objektvolumen ab 5 Mio. EUR. In diesem Jahr treten auch vermehrt Erstkäufer auf. Bei den Verkäufern handelt es sich meist um Erbengemeinschaften oder um Eigentümer, die sich aus Altersgründen von ihren Objekten trennen wollen. Hinzu kommen institutionelle Investoren aus England und den USA, die ihr Portfolio bereinigen wollen. Positive Entwicklung in der Nordstadt Bevorzugte Wohnlagen sind aufgrund ihrer Zentralität die sehr guten Lagen südlich vom Hauptbahnhof, wie z. B. die City und die Innenstadtlagen Ost und Süd. Die Situation in der Innenstadt-Nord, auch Nordstadt genannt, ist zwiespältig. Dem noch negativen Image wirken positive Tendenzen wie die Abschaffung der Straßenprostitution und eine deutliche Reduzierung der Kleinkriminalität entgegen. Die Nähe zur Innenstadt, der multikulturelle Hintergrund der Bewohner sowie der Zuzug von Studenten und Künstlern, die den preiswerten Wohnraum schätzen, prägen diesen Bezirk. Die soziale Durchmischung wird positive Effekte auf die Nordstadt haben. Die städtische Wohngesellschaft DOGEWO erwirbt dort „Problemhäuser“, um die Wohnqualität zu verbessern und den Leerstand zu reduzieren. Positiv entwickelt sich auch der ehemalige Arbeiterstadtteil Hörde. Dies ist auf die Fläche um den neu entstandenen Phoenixsee zurückzuführen, die sehr beliebt ist. Ab dem Herbst 2013 entstehen am Südufer weitere Wohnungen mit Durchschnittspreisen von 3.100 EUR/m². In der Folge werden dort auch die Kaufpreise der einfacheren Objekte aus den 50er- und 60er-Jahren steigen. Stabiler Markt Im laufenden Jahr wird sich der Markt für Wohn- und Geschäftshäuser auf einem ähnlichen Niveau bewegen wie 2012. Wir rechnen mit 280 bis 300 Verkäufen und einem Umsatzvolumen von 120 bis 130 Mio. EUR. Es wird allenfalls geringe Preisanstiege geben. a maximum of 10. Positive development Preferred residential locations are prime locations to the south of the Central Station due to their centrality, e.g. the City and the city centre locations “Ost” and “Süd”. The situation in the city centre “Nord”, the Nordstadt, is ambivalent. Positive tendencies such as the abolition of street prostitution and a considerable reduction in petty criminality counteract the persistently negative image. Proximity to the city centre, the multi-cultural background of the inhabitants and the influx of students and artists who appreciate the inexpensive living space, are features of this district. The social intermix will have a positive impact on the Nordstadt. The municipal housing society DOGEWO is acquiring “problem houses“ there in order to improve the quality and to reduce the vacancies. The former working class district Hörde is also developing positively. This is due to the area around the newly created Phoenixsee which is extremely sought after. As from autumn 2013 further housing will be constructed on the south shore with average prices of 3,100 euros/ m². Consequently, the purchase prices of the more simple properties dating from the 50s and 60s will also rise in that area. Stable market This year the market for residential investment will remain at a similar level as in 2012. We reckon with 280 to 300 sales and a turnover volume of 120 to 130 million euros. Additionally, we expect moderate price increases for the next year.
